Under the direction of the Shops Coordinator for Building Services, the General Maintenance Foreman will assist the Facilities Supervisor and all facility shops/trades in planning and scheduling daily and weekly maintenance activities for the general laborers, planners, and journeymen. The General Maintenance Foreman performs basic mechanical maintenance repairs in the following shops: heating, ventilation and air conditioning (HVAC), plumbing, electrical, roofing, grounds, paint, glass and carpentry. The incumbent serves as the liaison between the laborers and the Shops Coordinator to assist with developing, implementing, and monitoring preventive maintenance programs for mechanical systems while overseeing and addressing all compliance issues. The General Maintenance Foreman assists with overseeing the performance of laborers in emergency and routine maintenance of facilities and systems, and assists with managing contractual services for Building Services.
>Oversees daily general maintenance repair operations, analyzes routine and emergency processes within individual crews and shops to make recommendations to improve the flow of operations;
Ensures maintenance personnel has the equipment and supplies necessary to perform mechanical services by monitoring the use of supplies/materials, distributing supplies/materials and equipment as required for the maintenance staff;
Assists with the establishment of contract guidelines and oversees implementation throughout completion;
Provides input regarding recommendations for purchasing supplies, materials, services and/or merchandise;
Schedules and allocates personnel to fit the needs of rolling day-to-day projects;
Assists with developing and implementing standard operating procedures and performance evaluations;
Performs other duties as assigned.
General knowledge of all trades;
Ability to read blueprints and licenses/certifications related to building maintenance, and navigate the work order system;
Thorough understanding of the federal, state and local American Disability Act (ADA) compliance requirements;
Good interpersonal skills, including strong verbal and written communications skills;
Possess the knowledge and ability to lead a team and supervise staff members;
Ability to use independent judgment and discretion;
Strong computer skills, including Microsoft Word, Excel and PowerPoint; and
Valid Driver’s License required.
Graduation from high school required. Bachelors’ Degree from an accredited college or university in engineering, business administration or related field preferred. A minimum of two (2) years of experience in building construction and maintenance, and a minimum of five (5) years of experience at the foremen level supervising or managing maintenance operations.
